@Collin Baumann, Congrats on the contract! My very first rental was very similar to this - built in the 60's with popcorn and lead-based paint. I literally didn't do a single thing about it, and I'm glad I didn't overthink it. I still own the property and it cashflows like crazy. Just my 2 :)

Does anyone out there have any rental properties in Vernal, UT? I'd be interested in knowing if they are relatively easy to rent.

I know the Vernal market is volatile and reliant on the success of local oil operations. But I'm wondering what type of experience any of you have had with rental properties there.

Joel Brown , I agree with Thomas S. . Especially if they were treated fairly during the sale. I’m kind of late to the party here, so I’d love to know where you’re at on this? For future reference, I usually have the title company hold back the proceeds (or a significant portion of them) until the seller is out. If they aren’t out by the predetermined date, we have an agreed upon rent payment (usually higher than market) that is deducted from the proceeds for every month they stay in.
