Tenant Dog Lease Questions
Hi Everyone,
Have a friend that just started renting his house. His lease doesn't state anything about allowing or denying a dog or pet. There was no mention of a dog or pet during the screening process. Now the dog has chewed up the baseboards and window seals throughout the house and damaged the carpet. Curious about what can be done at this point.
Obviously, the Tenants are liable for the damages (Good luck there) but can he ask for the dog to be removed, and/or just do a pay or quit notice and evict for damages and take them to court.
Wish he would have asked me prior, I have lease agreements that would have handled this situation. I have never had to deal with this situation, so looking for advice.

Contact a laywer who knows the laws in your area. Like @Katie Stewart said, you could have them sign a strong pet addendum that outlines everything needed, including charging repairs back to the tenant for unreasonable damages AND a clause saying that the landlord can revoke the rights of any animal to be there at the landlords discretion. Again, have a lawyer double-check that it adequately covers the situation and protects the landlord.
Also have your friend update their application do ask about "How many animals will be living in the house with you?"
