@Jay Hinrichs I respectfully disagree. Stating that the agent would have driven all day for 500$ is simply inaccurate. The distance is about 20 miles one way. While I am okay with his decision, He should have made it known since the beginning of our relationship allowing time to make the decision to work with him or not. Stating that you are "licensed for Massachusetts" when I explicitly asked about your coverage and turn around to tell me you will not show me a property because the commission is way too low is not a good way to do business in my opinion.

I am not whining on BP,  I am not blaming the agent for anything, I am simply asking for opinions. I am the one who found the deal, I am the one who sent it to him asking him for something simple, accompany on site because I cant go by myself. Is that too much to ask from a guy that you intend to do many deals with? Are you serious right now? 

We are talking about the "good use" of our time here. So i`m guessing it`s not a waste of my time to look for deals to send them to him just to here " I`m not driving there for 500$". Had I known it was the case I would have found someone who is willing to do it from the beginning.

@Ryan Murdock I did not look at 200 properties. The realtor knew I was serious because I gave him a pre-approval letter for over 450k from two lenders. I always write a 1k check earnest deposit with all my offer. I have never backed out of a deal ever. As I said before my goal is 5 deals for the year. I am 100% honest with myself and will continue to do so. @Shanahan Yang he knows my plan and what I am able to do in terms of financing. It doesn't make sense for me to get a property just to please my realtor. I will always go after properties when the numbers works.

@Ryan Murdock I understand your point and it makes sense but we did not make such agreement. I remember asking him the first time we met where does he cover because I wanted to also look for properties in Rhode Island and the answer was " I am licensed for massachusetts ". I was under the impression that he would help me out with all the deals in mass. Mind you he was willing to go to Cape Cod for a deal which was 60 miles away but not 20 miles because the commission was too low. That got me confused.

@Jennifer Beadles Thanks for the kind words. I was also doing the heavy lifting spending at least 2hrs a day on the mls and sending him the properties I was interested in despite the fact that I gave him my criteria. I wasn't sure if it was a normal thing. You guys have helped me a lot.

@Alex Rogers I totally agree. When him and I got together, I told him that I don't intend to be a homeowner but an investor that I want to close at least 5 deals by the end of the year. He knows that he will get business from me because I have already closed a 252k deal with him 2 months ago. This is great advice I will start looking for a new realtor that caters to Investors.

@Account Closed Yes it is really frustrating. I ran the numbers on that property it would cashflow pretty good with least 200/month. He is supposed to have my back and he is the guy that I rely on for everything, I feel like he doesnt have my best interest. I am not sure if it is okay to work with more than one realtor because I remember signing a piece of paper stating he will represent me. This is the text that I got from him.

"I'll give you number for listing agent, I ain't going to XYZ for $500, no offense. Plus if you go direct they don't have to pay a Buyers agent"

What should I do ?My realtor is a great guy but this is the second deal that he refuses to show me ( he rather give me the number to call ) stating "he is not driving 20 miles for 500$ commission"

I saw a condo where the price dropped 35k in the last 6 months. The numbers works  then make but my realtor stated that he would not go see the property because the commission is too low.
