@Charlie MacPherson Ironically the first deal  refused to show me was in Plymouth, he tried to tell me that he felt that I was going to spend too much money in repairs then when I told him I wanted to show it to my GC he admitted that he just didnt want to drive there because of the commission.

@Mike Cumbie I have established a routine for myself, every I go on the MLS (realtor.com,trulia, zillow, redfin) pick a few properties for analysis, go to the town assesors site to check on taxes, using google map to look at neighborhood etc. once I find something that meets my criteria I send it to my realtor to make an offer.

@Connie Bhimireddy I believe you are missing the point. I am okay with him having rules I just wish he`d made it clear from the beginning. I`m hearing from a few people in this thread "its a waste of their time to drive there and only receive 500$" what about your client? Is he not wasting his time finding the deals(I found the deal and ran the numbers), request a viewing only to hear I`m not driving there. I also would have been fine with him scheduling the viewing with the listing agent for me because at the end of the day the goal is to get the property under agreement as soon as possible but the message was poorly delivered specifically if you intend to work with the client long term.

Or, you will find an experienced investor agent who will be a wealth of knowledge and wise advice but isn't going to jump through hoops for no money (or even the "promise" of money later on) simply because he doesn't have to.

Although I'm sure they do exist somewhere, it'll be very difficult to find an agent who will be all of the above.

You will be better off in the long run associating yourself with multiple agents and using each one for their individual strengths based on each specific deal and location.

 I updated my original post to give you guys more info. I strongly believe it is a better decision to have several realtors on speed dial and work with them according to your business needs. I do however want to talk to him and let him know how I feel about it, hopefully he won`t make the same mistake with another investor.

@William C. I have pasted the test word for word.  No, the price of the property was not around 20K it was actually 74k and I told him I wanted to make an offer at 69k.

@Andrew Johnson You are spot on.  When I met with him for the first time I`ve outlined my plan for the year, I explained to him that I wanted to make 5 deals this year and scale up to 10 next year and eventually get an apartment complex. I was looking for someone I can count on to help me no matter what and I thought he was up for the task. I feel he only cares about the money, not the relationship that I was trying to build with him. 

@Mike Abramowitz @Jordan Decuir Yes its really frustrating, I rely on the guy for everything man and I was under the impression that he also cared about me closing any deals not just his payday. I am meeting with a new realtor today.

@Justin B. I think the end goal is to be able to see the property and make an offer on it.  You dont want to drive there fine, im not an agent and I dont know the amount of work it requires to schedule a showing but I think I would have been fine with him telling me hey you can view the property with the listing agent on X day at Y time. At least I know I am getting some help from him as my agent.

@Ryan Murdock True, in your case you outlined from the get go where you are willing to go and what you're willing to do. If a client chose to work with you it is their decision because they know the rules. You are making the same point as everyone else plain and simple at the end of the dayI need to get someone I like and can have a better relationship with.
