With everything being so digital nowadays, I would say your best bet is to advertise your rental online. Sites like Zillow, apartments.com, Craigslist and Trulia would be great starting points. Just make sure to highlight the proximity of your property to campus and that should help spark some interest. Hope this helps.

Hey Troy,

Welcome to BP! As a newer investor myself, I can't tell you how helpful the forum has been to me. It's a great community of like-minded individuals who are constantly seeking to improve themselves. Definitely take advantage of all the free resources offered by the platform (i.e. BP podcasts, blogs, webinars etc.) as well as most of their books (especially Brandon Turner's "The Book on Rental Property Investing"to gain a solid understanding of the fundamentals of real estate investing. Also, be sure to network with other investors in the area and attend events where these individuals congregate. A great place to start is with an organization called K.R.E.I.A (Kentuckiana Real Estate Investors Association) which is the largest real estate investing organization in the city. They meet the last Thursday of each month and always have insightful speakers and provide great content to their members. Also, @Luke Neubauer and I organize a free monthly meetup at the "Manhattan Project" restaurant on Frankfort Ave. the last Wednesday of each month. As part of the meetup, you get a chance to interact with other like-minded/passionate investors and listen to speakers who discuss a wide range of topics related to real estate investing. It would be a great first event for you to come by because many of the people who attend our meetup are newer investors. The Louisville Real Estate Investor Meet Up group is for aspiring, beginning and full-time real estate investors interested in networking with other like-minded individuals. During our monthly meetings, we share ideas, learn from one another and host speakers who talk about subjects related to real estate investment.

In this meeting, we'll be organizing a panel of experienced local real estate investors who will talk about how they got started investing in real estate and share the lessons they learned along the way. Welcome to Louisville! It's a growing city with a ton of investmnet potential moving forward. As far as getting connected with top property mangers, lenders, contractors etc., there's no better place than attending the monthly KRIEA meetings. Their meetings are held the last Thrusday of each month from 6:00 - 9:00 pm and it's one, if not the largest real estate investor organization in the city. Along with that, we also host a real estate investor meet up the last Wednesday of every month at The Manhattan Project restaurant on Frankfort Ave. from 6:30 pm - 8:30 pm. As part of the meeting, we host a speaker who discusses some topic related to real estate investment and we've had a solid showing of real estate investors, contractors and lenders. Hey @William A.,

A commission of 6% (3% to the buyer's agent and 3% to the seller's agent) is the most often agreed upon amount.  Having said that, real estate commissions are always negotiable. Although this is the case, it's important to look at the situation from the from real estate agent's perspective as well. Real estate agents only get paid when they close a deal. Therefore, they have a strong incentive to get your house sold for the highest possible price as soon as possible. However, if they have 3 listings offering to pay 6% and one listing only offering 4%, they're more likely to focus their attention on gettting their higher commission properties sold first. This is just something to keep in mind as your relative negotiates their reale estate commission. Also, depending on the terms you agree upon with the buyer, your relative may also be responsible for a paying title search, title insurance, home inspection, appraisal etc. A good real estate agent should help you pass along a lot of these expenses over to the buyer. For your estimates, you can expect to pay anywhere between 1-3% of the purchase price in closing costs. 

Based on these values, your friend can expect to walk away with anywhere between $218,400 - $223,200 from the transaction. If he's lived in the property for 2 of the last 5 years, this would be considered a "tax-free" gain.

Welcome to the forums! Excited to hear you're considering investing in Louisville. It's a great city with a lot of upside. If you're interested in meeting other investors, K.R.I.E.A is a great place to start. They have their meetings the last Thursday of every month and always invite great speakers to talk about real estate investing.  Also, If you're looking for a meet up, we organize a real estate investor meet up the last Wednesday of every month at "The Manhattan Project" restaurant on Frankfort Ave. It's a laid back environment where we hang out, have a few drinks and talk about real estate investment. Hopefully I'll see you around either one of these events in the future!
