Thank you Jamiel! That sounds like it would be eye opening.
My current challenges: I am rehabbing 2 units and working with a contractor. This is my first time ever doing anything like that. I also have a stayover tenant in one of my units, who I took to court to evict and we ended up coming to a short-term lease. 

I do have a question as far as in Detroit, Is it wise to put out a "FOR RENT" sign? It seems like that will advertise to come in and scrap or vandalize...

Anyway, do you have any advise for gathering good tenants in detroit?

Hi BP! 
I have been interested in real estate for years and this summer after listening to a bunch of BP shows,I finally purchased two duplexes. Both of them are challenging and I knew there would be a huge learning curve... Anyway, I am very motivated to make this work...and buy more. I know there is so much opportunity out there if I just have the information and network. I would love to learn from anyone who has been doing this a while... Of course I have a lot of specific questions too.

impressive! 

Hi! I am very new to BP and real estate. I am a detroit local... bought a nice duplex last week that is occupied. The former owner had the property for a year, and said that they were probably the homeowner's that were foreclosed on. I already had my property manager go down there and leave a card. I spoke to a seasoned Detroit landlord and he told me to leave a termination of tenancy letter and then they will call me. I also am willing to do cash for keys. My question is: Do I leave a note at the same time as the Termination of Tenancy letter saying... "If you leave house in nice condition then I will give you $_____ ? " or what?
