Looking for recommendations for a contractor for siding and roofing renovation on a cabin (short term rental) on Table Rock Lake….. any tips or referrals appreciated! Ready to begin project within the next 30 days but not in a hurry….looking for trustworthy and good quality!

Hi all:

Just wanted to see if I could get any real feedback from a seasoned RE investor: my LLC is filed and complete in AR however my first strictly investment property that will be a STR is in Missouri near Branson.

Do I need to "qualify to do business" in Missouri because my LLC is filed in Arkansas?

Also, if I hire only 1099 employees like VA's or an accountant for keeping my books, do I need to register my LLC on Form 2643 with the DOR in Missouri?

Congratulations! I am a nurse investor In Springdale and would love to see your progress/outcome. 

I just closed on a property near Branson, MO which I am rehabbing and plan to use for STR.

 See, that's funny. I see the same house and I think money. In fact, I bought a house once years ago I still call the "cat piss house". The smell was so bad when you went in it would be like an instant asthma attack. But I got it really cheap, and I factored in the idea of tearing all floors and bottom half of walls out to solve the problem. In reality, my flooring contractor (all hardwood floors) was able to sand the smell out of it - and let me tell you, you've never smelled anything like freshly sanded cat piss - and 98% of the stains, and put down 3 nice thick coats of polyurethane, and the smell was completely gone at the end and never came back.

@Taylor Dasch did you use Air DNA to analyze your property? I used that as well as scrubbed Air BNB/ VRBO listings 

to see what the competition was charging, occupancy rates, and minimum stay requirements as well as what they were charging for cleaning fees. It helped me a ton and I put together a proforma for my lender with the information since I am a newer investor.

Welcome to BP community! I am a new(er) real estate investor with one property I purchased in 2021 that I am house hacking and working on plans for an attached ADU. Minus utilities and cap ex money set aside, I live for about $200 a month and I make over 6 figures as a nurse director. I am committed to do WHATEVER it takes to become FIRE (financially independent through real estate!!)


My second property I have currently under contract is a small cabin on Table Rock Lake just outside of Branson; I plan to enter the STR market with that property and the goal there is to pay it off in 3 years.

I would recommend connecting to any local REIA meet up groups in your area: I have learned about housing and zoning, future projections of growth, tax lien homes, and many other topics as well as grew my group of mentors, collaborators, and a curated list of contractors for my projects. I love to talk "shop" with those further down the journey than myself....every once in a while, I even have a bit of info I can share which feels good after starting this journey about 2 years ago.

Your network is your net worth......I would say, go find your Facebook group, your local REIA meet up and find your tribe!
