Thanks @John McGonigal...Vineyards was a bit off the beaten path for me. It is behind the 76 strip in Kingsagte next to the French Quarter. I know Branson is known for golf and Table Rock Lake and people tend to snatch up those condos that come with the amenities but I feel like rentals would be limited to good weather only..there has to be a solid percentage of tourists that enjoy the shows and being in town as much as there are people that enjoy the lake and golfing. The condo I am looking at is close to the new Aquarium that is going up, the new Grand Village, etc..I feel like as a buy and hold it is fantastic since it is guaranteed to appreciate but also as a completely remodeled 3/3 so close to the strip, I could do well with STR and at a longer renting period as opposed to golf/lake rentals.

Hi everyone,

Just out of curiosity and specifically to the STR investors, has anyone considered or has invested in Branson, MO? I live in Kansas City and have been visiting Branson for the last 15 years but it seems like it has remained a hidden gem for investment purposes. With over 9 million visitors a year and considered the Las Vegas of the Ozarks I would think this would be a no brainer. I have an opportunity to purchase a 3/3 there completely remodeled for around 175k..Branson has 9 solid months a year of rentable opportunities and I am just wondering if anyone has experience here.

Hi everyone- I currently own 2 SFR's that I paid for in cash. My first purchase was a condo that I use as a STR in Branson, MO and my second is located in Cleveland that will be used as a LTR. I am looking into multi-family properties at this point in the Cleveland area and am hoping I can get some recommendations for loan lenders on this. I am a situation where I file my taxes jointly with my husband but would like the mortgage/loan in my name only. Does anyone have any experience with this type of scenario? Yesterday I spoke with a company called Commercial Direct which is a division of Silver Hill Funding and was a bit wary of their process: send them the property(ies) I am interested in, if numbers work I pay them $500 to begin the application process and turn around is about 60 days. They do not offer a pre-approval letter so it becomes a gamble that #1) The loan is even approved and I have lost $500 or 2) The property will still be available in 60 days and there is nothing I can show the seller in the meantime about serious interest.

Any recommendations for lenders with experience in this would be greatly appreciated!

Hi everyone- I'm wondering if anyone has any investment experience in the Branson, Pigeon Forge or Eureka Springs areas? I'd like to get into the STR in any of these three markets and each has its pros and cons. Pigeon Forge is extremely similar to Branson in terms of visitors a year and activities. Branson, however is growing exponentially and right now it looks like I can still find a 3/3 super reasonable. Inventory is extremely limited, however, and I wonder if this is a good sign and maybe I should get in now. Pigeon Forge and Eureka Springs seem to be pretty expensive to buy in at this time which would lower my ROI. Looking for any thoughts on this.

@Nathan Roberts I am constantly learning and I like your perspective! Yes, our new Mayor is doing great things by not offering tax abatements to large companies looking to build in our already developed areas and by forcing developers to begin the gentrification east of Troost is fantastic! Walt Disney opened his first studio right over there!

@Tom Ott thank you! Hmmm..I genuinely hope “interesting” is being used in a positive way. I have used that word when trying to be polite on some of guys I have dated.
