Hi Ricardo,

All I am asking is for property management recommendations for my 1 bedroom condo in Tulum with rooftop terrace and private plunge pool.  It isn’t as cut and dry as you are asking. 

If you know Tulum market you know it is a risky investment area but I did this as also a STR/vacation home for my family because we love it there. It is brand new and has never been rented which is why I was asking for PM recommendations. Everything in my response to you is all the information I have. I'm not looking to make a quick buck with this investment (I purchased presale and already about $100,000 in equity as a result)

Just was hoping to find another member of this forum that has also invested in Tulum and has good PM contacts that can handle everything for me and an organization where I can verify how they manage their other STR's and see the reviews left by other guests. There are 100's of PM's in the Tulum area but probably less than 3% of them are trust worthy, registered and legal to operate such a company. The challenge has been finding one of the legit companies that accept properties with less than 3 bedrooms. I'm sorry if this is vague but I am just truly looking for an ethical PM company that can handle everything for me.

Hi Ricardo,

The prices are all over the board. I've been quoted monthly fees from anywhere of $100-300 USD monthly fee plus optional services if needed plus 20-30% commission for bookings. No one has been able to provide a proper quote proposal so that I understand what the regular monthly fees include. There was one company that was owned by an American and she was the most put together, explaining she would list my property under her LLC to help save me the 25% taxes México charges for nightly rentals (I purchased my condo on a tourist Visa) and they did everything. Onsite weekly visits to open the faucets and expel the gasses, adding the necessary chemicals to my drains to prevent oxidation, handle the bills, proper property maintenance. It was a great solution but when she found out I only have a one bedroom, it wasn't in their best interest. They were only taking on 3+ bedrooms. The realtor that I had been working with literally disappeared when my unit was in pre-construction (literally) and the agency has been zero help. Looking for a solid company where I can verify reviews and listings..I've had a few that started off well, I thought, but when I would ask specific questions the correspondence stopped.

Hi everyone, for those of you that have invested in Tulum and have property there, are there any recommendations for a solid PM company? We had one but they charged crazy monthly fees and never really bothered to market or list my condo for short term. As long as they were getting these monthly fees there really was no incentive for them to promote. Thanks in advance!

Hi everyone- I am a an investor in San Miguel and currently own two condos there. I live in Kansas City but spent several summers in SMA many years ago. Hi everyone!  I have been getting a lot of DM's asking about my international purchases in Mexico with requests for realtor and/or agent recommendations.  Right now I currently own property in San Miguel de Allende, Tulum and Merida and it has, to-date, been my best investments.  If you are looking in those 3 areas I am more than happy to provide realtor recommendations that specifically work with foreign investors; any other areas I am not familiar with and would be of no help.  DM me if you need a referral.

Hi everyone.. I am an investor out of Kansas City and have just made my first investment purchase in Italy (Sicily). It was not an easy experience for me and I am using it strictly as a vacation home/Airbnb. I used a buyers agent that was able to help me wherever I decided to purchase there and I would not recommend doing it any other way. If you are thinking of investing in Italy and need contacts or have questions please let me know.

@Tyler Henry I agree.  It's hard to find a home or an investment that is less than or close to $100 a square foot anywhere in the country so the more I write about this, the more I am taking myself into this...9 million visitors cannot be wrong.
