Hello!

I am moving to Orlando at the end of this school year. I have been a real estate agent in Chattanooga, TN and have been flipping houses there this year with the intention to BRRRR some. I have a wonderful network of investors and Realtors here. I have built a great crew of trusted subs as well. I would love to get involved in an amazing network of investors and Realtors in Orlando too and begin to get familiar with subs in the area. We are already beginning to look for our first investment properties there, but I'd love to have a network in place before beginning. Anyone know of some good meet ups in Orlando or nearby cities?

I love David Greene’s outlook! I’ve struggled with having a strong mindset lately. I’ve tried rereading “The 7 Habits of Highly Effective People” and other self growth books. I would love a book in mindset and self growth written by an actual Investor! After listening to the podcast with Jason Drees, it got me thinking. David Greene should write a book in mindset! I know it’s a passion of his. Anyone else agree?

@Matt Lewis thank you so much! I really appreciate that. I'm sitting here right now on homewyse.com checking out costs for a rehab I did a walk through on this morning. haha I'm lucky to be able to partner with a seasoned investor.

I am just getting started looking for a BRRRR deal. I bought the BRRRR book and the how to analyze rehab cost book today. I've been looking on BiggerPockets website to try to find a template for estimating rehab costs. I haven't been able to find anything. Does anyone have a template they'd be willing to share?

I may suggest you get connected with a close wholesaler who may work in a close by city. They may be able to put you in contact with a hard money lender. Hard money lenders don't care about income or credit if the deal is good. My hard money lender doesn't anyway. He analyzes the deals, ARV, rehab costs, etc. If it makes sense he finances it. I became a real estate agent less than 2 years ago and my income won't count until I hit the 2 year mark since I am commission based. If you work with a hard money lender, then you can go under contract on these homes in good faith to be able to actually purchase them. As far as building your buyer's list, go to investor meet ups. Connect with as many people locally as possible. Utilize these forums. Talking to as many people as possible will organically grow your network. You may also want to get a website and market yourself on FB. Good luck!
