I am a Realtor in Collier county and can help you out with the market and guide you to a few areas that are investor friendly.  

Like you said, there are certain areas that are seasonal and other areas where there are annual renters. There are a lot of HOA communities that all have different restrictions on how many times the property can be rented out, for how many days, as well as other rules and restrictions. But there are several areas that are not in HOA communties which usually helps out your bottom line.

It all depends on what your Real Estate Investing goals are as well as what you feel comfortable with and I would be happy to discuss with you exactly that.  We can then determine if we are a good fit together to achieve your goals.

Sounds to me like normal wear and tear from them living in the house (probably kicking the screen or something stupid), should be up to the tenant to keep the property (the screen) in good condition. Don't replace the screen until after they leave then keep some of their deposit for the screen replacement.

From my experience as a Realtor, it really depends, just like any other situation.

Is the property well maintained by the tenants and you as the landlord? Are the tenants willing to comply with the showings of the property when you have people interested in the property?  Do the tenants keep the place in showing condition?  

Those are the really important questions to ask yourself before you put it on the market.  But also the new homeowner will have to accept a tenant with 1 year on the lease, which could be very hard to find and a buyer looking for this or the property could sit on the market giving it the infamous 'bad rap for having a high DOM'.

I would speak to your REALTOR about local information on your specific market.  Do you have a REALTOR you work with?

Hi, Nice to meet you. Lee and Collier Counties have great properties that work as both a vacation home as well as a rental income property.  We have many gated communities which can help with some of the upkeep of the property also some reports have shown that property in a gated community is preferred by renters for the additional safety and amenities.  

You will need to pay attention to the HOA rules and regulations as their rental policies are different from community to community, some you can only rent 3 or 4 times a year, some you can rent every month of the year, and so on.

I can provide you some detailed information on the local market overview or we set up a phone call to discuss your specific real estate goals and see if this is the area that you like for you vacation and income property.  There are great properties that you can get in the 200K-300K range.
