I'm curious to what happened on this. Did you ever hear back from them? Dual agent is allowed but a lot won't do it, and the seller would have to agree to it as well. IMO it's worse for the seller and the buyer. I'm confused on a few parts though. Was the agent representing you as your agent, or just for that one deal?

You can offer the best terms and over asking but the seller doesn't have to accept. If I were to guess the seller said no and chose not to reply to the offer. If it were written there would be an end date, don't hear back from the seller by then they said no. There is also no obligation from the seller to reply in any form to a buyer's offer. If this happened, you wouldn't know if the offer was presented.  

There are many reasons sellers wouldn't want to do seller financing even if they own it 100%. They wouldn't have to worry about managing it but could have plans to do something with the money they got from selling. They would have to worry about payments getting paid. Without knowing the sellers' goals, it would be hard to say and only guessing.

Welcome to BP! Glad to see more investors in the local area on here. It's true this site has a wealth of information and the books I've read so far are really good. Always trying to expand my knowledge also. Would love to talk sometime, seems like you are quite seasoned with investing. How big are you trying to get? Like what's your goals with investing?

I understand HOAs and they have their purpose but I myself aren't a fan of them. Depending on your finances you could potentially turn that one into a couple. If you don't have a local realtor, give me a call or PM me and I would be glad to help you. Some prices have come down, yes rates are still high. Would enjoy talking to you and see if there is anything that I can help you with to reach your goals.

2. Use a property management software or look at using a property management company in the local area. Depends on if you want to self-manage or get someone else to do it for you. 

3. I would look at more duplexes, triplex, and quadplexs. You can hold for a bit, typically they appreciate over time, then you can sell and keep buying bigger. 

As for markets, being a bit biased, Lexington and the surrounding area is great for investing. If you can find the right deals the BRRRR method is a great way to do it. Right now, interest rates are quite high so that may not be as favorable at the moment. That just depends on the calculations. SFH are tough because most wont cash flow and prices are way too high.

There are many good markets, IMO the best out of state investing is on bigger deals. 10+ doors, but like I said I'm biased and prefer local.

Might be a little late on this one but I did mine online through 2 My Classes LLC. Honestly, I think PrepAgent was the best money that I spent. They have tests to help you prepare for the big test and if you can get good scores on their practice tests you should be ready for the big day. I wish you good luck! If you have passed by now, congratulations!

If the market is like it is here it's hard to find SFH that will cash flow without needing quite a bit of work. Turnkey that hit the market most wont cash flow. You might look into duplexes or quadplexes. Some of them are pricing at outrages prices but a lot more are in the ballpark of cash flow. I'm in the Lexington, KY area not far from Louisville, KY but if you are pre-approved send me a PM and I can send you some properties.

I like Excel myself and most of it can be done there until you start to scale. For the rentals you definitely want good tenant screening, property management, and lease agreement packages as a software or service that you're using IMO. BP has these in their membership tools.

on the site tenant reports

the lease agreements are by state and drawn up by lawyers. 

They also have tools to help analyze properties separated by the different strategies of investing. Might be something you look into.
