Well I will just say it since I did not see it mentioned. It seems you would be planning to do a 1031 exchange into a new property correct? If not I would recommend looking into this before making the sale.

Hi BP, Anyone with experience on getting a purchase and sale agreement signed long distance. What are the best ways to go about it? Scanning in the document and emailing it then getting it signed and sent back? I figure docusign probably works as well? What are options other than fax basically.

I have been thinking of using it as a strategy to take the additional cash flow and dumping it straight back into the property at a more rapid pace to improve the property enabling the ability to raise and stabilize rents quicker therefore increasing the properties NOI. This is not meant to be used as a means of squeezing into a deal without the ability to pay down principle and interest in a traditional loan but more of a way to surpercharge the ability to turn around a mismanaged property. I am a very risk adverse person and would only go into a property knowing that in the worse case scenario the property could still cover the debt.

Hi BP, I wanted to ask if anyone has experience with or insight on the ease or difficulty of getting an interest only loan on a commercial multifamily property? What does it usually take for a lender to agree to these terms and or what are they looking for?

I’m guessing you narrow results down to a zip code on a 30/60/90 timespan of homes sold with 100% equity to locate your cash buyers which in turn are highly likely to be investors? Can anyone confirm this is a correct method?

Does anyone have a strategy in using listsource to find your market areas by locating where your competition is and where homes are being bought by other investors? I would love to hear your strategies and how you filter your results.

@Colby Fryar There is a meet up I believe on Oct 26th specifically for MF investors that I can't attend due to my work schedule but I have attended a meet up and I am looking to go to more. Mainly have found many folks that are in the SFR flipping, wholesale, wholetailing, assignment game.

I know the multifamily space in Las Vegas is kind of a unique one versus a lot of areas but I am surprised nobody had any response! I have yet to meet someone still.
