Yes we have had the same issues. Service has declined tremendously, to the point that now I have to spend my time replacing them, instead of looking for next deal!!!

We've been using NREIG for years, and we were happy until the last 6 months when they changed systems, agents being replaced, etc. I can honestly say that I'm fed up with them. They used to be fast in responding, since as investors, we move fast, but not anymore. Accounting issues, slow to answer and fix things. We have about 40 properties in FL, and looking to move our business somewhere else. I am trying out Arcana (Birmingham Insurance Group LLC), very similar to NREIG, very easy to bind a policy, you actually do it yourself. The only issue with Arcana is that you have to add Hurricane (named storm) coverage, making your premium higher.

If someone know of a nationwide, or just Florida, company, that are investor friendly, fast, inexpensive, please share, we're ready to switch.

Hey Carlos, send me a PM and I'll give you my husband's number and he'll be happy to share the GOOD ones we use for our flips.  We have a tile guy for floors and bathroom walls, a painter, an AC guy and a good roofing guy.  He may have a few more he would recommend but I know those are the ones I would have him give you for sure.

@Sophaul Ajay Proeung - I agree with what the guys said about YOU living in the new construction, but if that doesn't work for you I'll give you another option.  We occasionally wholesale just because we can't keep all the houses our team is bringing in, and my husband, who is the one running our business full time, has started offering owner financing on some of the wholesales, typically asking for $15-20K down.  From what you said that's what you are working with so you would still need some money for the rehab but it's another option for you.  That way you can get in, rehab, rent and refinance.  He can also recommend a few companies to refinance with.  Message me and I'll give you his info if you are interested.

@Nathan Gesner thank you!  I'm assuming you haven't used them?  I was kinda looking for a recommendation from someone who has used someone.  But I'm going to give him a call either way since the others I have tried out in our area haven't been great.  I appreciate you taking the time to help me :)
