Prices are high in California, so the outer edge cities are going to see the highest % of appreciation as people move outward from large metro cities. A ton of people sell out of fear from headlines, usually leaving money on the table. People still need houses in California, even if a lot of people who can’t afford to live here are leaving.

Could you get more money fixing the house up? Do you have your next investment lined up? There are personal objectives you can take that would put you at an advantage to sell instead of fear selling.

I house hacked my first purchase by my college, CSUSB. Highly suggest buying near a college where you’ll have an endless supply of renters. The more the college expands the higher you can rent each room out for.

Hi @Will F. I buy and hold residential and commercial in areas that have a high potential to be developed in the future.

Anything past the University Pkwy exit near CSUSB is heating up right now. Selling most of my flips $10,000 over asking price. Also, I’ve been buying up a lot of property above the 210 freeway.

I suggest staying away from the streets in near or inbetween Baseline for now.

Hi Peter, 4% is way too low of an ROI. 4% doesn't even cover the interest of your loan. I just helped a client in LA buy a 4 unit in downtown Riverside, CA for $659,000 and he is has an 8% cap rate from the get go. If you need help finding a better deal, that's what we do. You should be looking for deals in the 6-8% range if you are going for volume.

While you are correct that you have to deal with the occasional crack head, I’ve made more money in San Bernardino than any other city and not just on a percentage basis. I’ll  make $60,000 on a $300,000 house in San Bernardino and make $50,000 on a 600,000 house in LA. High turnover equals a lot of deals. The more people you scare away, the more deals for me. Most apartment deals that are better than a 5 cap have been bought up off the MLS, ESPECIALLY, 15 units and higher by large investors. Multifamily is considered a really safe asset right now.

Your best bet is trying to find an off-market deal or possibly purchasing something through probate that needs repairs.

We just bought a 4plex in Riverside that had some upside and we pushed it to an 8 cap after one month with a few tweaks.
