if it is one of those crazy ones that dump a box of water to flush, take the lid off and watch it fill. I had one that was spraying out of the fill valve. the spray was hitting the tank top and running down the back. you can only get parts by special order, but they are free. I only install American Standard toilets now.

private transportation allowed me to have a couple of hours in Wichita. never left the coast before. windy. anything you guys could tell me about this town. my kind of sfh, price to rent ratio?

this post speaks to me. I like shrimp ramen with extra vegetables and my most expensive toy is my 99 miata.

I'm the outlier here. I don't like a vacant unit, due to fear of theft and vandalism, if they sign up and pay up on the 20th I'll still start the lease on the 1st and let them move in 10 days early. it is to my advantage.

house carpenter for 30 years. my wife and I have run a property management company for 15 years. we are firing our clients one by one, and within the year hope to just have our own 13 units to care for. I'm gonna be a rent getter and a toilet unclogging consultant. 13 sfrs are easy to take care of and because they are f/c, we probably won't have to eat cat food. we are 65.

I've done two like that. both I gave land value minus demo cost. both of them ended up being money makers.

hey criss pike, I did that quite a bit for the first year or two. my experience was the short term benefits caused headaches sooner than I had hoped. there was an upside for me because I self manage and am a hands on guy. I became skilled at keeping those beaters running. I also kept a Chevy Vega running for 25 years. what's your pain level?

160k buy and hold. no financing. rehab myself. 700k four years later. still no debt

I generally keep my broker in the loop. when things get strange he always has good advice. he helps me with verification of the arv and is good at doing preliminary title search. I generally do not compensate him but we have other deals together going at all times so he gives me pro Bono help as a courtesy. if you don't have this type of relationship with your re person you would need to figure out some way to pay him/her for the help. but I would include that person.
