even though it's a federal program, local housing Authority offices vary widely from very bad to pretty good. investigate the local authority

if they ask I say I am part of the owner's group ( my wife is the other part). that way I can step back and think a request over by saying I'll need to talk to the group and get back to them.

dude, I ignored your post but then felt bad for not responding. I've been there and this has been my solution. 1 fix plumbing issue 2 spread lime (garden lime) thickly over affected area. 3 let nature take its course our Florida sand sucks up moisture and nutrients in no time. good luck

I could have met with you last week at the owl diner when I was in Lowell. it was so cold I couldn't wait to get home to South St Petersburg. you and i met by accident when my partner cheryl collected your tenants rent mistakenly, thinking it was part of the portfolio she had just taken over. remember that? I'm still actively investing in this area if you want to cash out, don't mind if they are a little beat up. if you still have my number give me a call or send me a message. that mistake is still one of my better investor stories. it must depend on your market. I use the free version here in Florida and it is the only place I advertise. it appears that zillow and other websites grab the listing and post it. the biggest problem I have is to get people to stop calling after the unit is rented. nice problem to have, right?

I love my section 8 people. I think I am at about 80 % right now. the only downside that I have had in the past 6 years of dealing with section 8 is the fact that the housing Authority is a bureaucratic nightmare. if you need to have your rent every month and cannot wait a few months while they untangle their paperwork it could be a problem. you will get paid eventually but right now they owe me 13 months rent on various properties. renewal and new sign up delays. hoping for a December check run payday.

@Shannon Grierson . I am primary a landlord, and I have bought my properties cheaply and forced appreciation by improvements. I have also been doing one flip at a time for the past 5 years. I sold my last flip in July and have not been able to find another. the mls has nothing, and my wholesale connections are out of their minds, arv wise. I have seen some stuff come up that are partially done, looks like investors got in too deep and are trying to bail. be patient and keep looking. I'm stacking my chips and waiting until I can make some money cleaning up other people's messes. keep abreast of the market. I have made the mistake of buying just to buy something, beware that tendency, it never has a happy outcome.
