@Ilmar Molder welcome to the forums. I am right In that area and focus in and around those markets. Mostly lower new haven county. I’d be glad to send you data points for a couple of those markets.

@Montray Wilson I say do it... Just make sure you can follow through with your commitment. With a lease option you have barely any maintenance if you set it up that way. Your biggest expense would be vacancy

@Branden Sewell you can also ask the seller for cash back at closing. I believe you are allowed up to 6% back

@Melanie sometimes you have dive in head first, especially in real estate! If it’s hard shouldn’t you put your all into it? That’s the way I see it.... it’s definitely not easy but it’s also not impossible, I think as long as you did it for the right reason you’ll plow through because the passion will keep you going. At the end of the day it’s about being happy and if your job wasn’t a happy place for you and wholeselling full time is, go for it, you can always get a job but you can never go back to doing what you wanted to do when your on your death bed.

You shouldn’t have any concerns with baseboard heaters. If there electric they will definitely use more energy.

@austin smith, if you have the budget and cash flow do it and let him know you’ll be raising the rents a bit. If you don’t, wait until he leaves to renovate. Doing it with him there could also be a liability, something to consider.

All you have to do is double close. Google transactional funding and you’ll find company’s who do this.

@Rama Motwani Nort End, and Black Rock in Bridgeport have good cash flowing properties. Derby, and the lower part of New haven county, are also good cash flow areas.. Like @Jonathan Makovsky mentioned CT definitely has its struggles, I think what has saved the state is its close proximity to NYC.
