I’m holding for at least 20 years so I’m not concerned about current interest rates. If I were looking at 10 years I wouldn’t change course.  With equity pay down and some cash flow, I would be able to come out ahead even if interest rates rise.  I could still stay ahead with higher rates if the economy was growing in lock step.  Stagflation would be challenging, but I don’t think that’s the most likely outcome.  A 5 year horizon would make me really think twice though.

I haven’t changed my buy and hold strategy. I invest in a suburb market that is growing considerably.  I’m not over reaching on cap rates or rent increase assumptions.  However, I’m still finding deals.  My current holdings have somewhat big lease increases with new lease signings which is nice after 10 years of little to no changes outside the regular 3% per year per the lease agreements.

I’d watch out for the prepayment penalty if you have one.  If they’re the same and end in 5 years then no big deal.  If the 7 year loan goes to 7 years prepayment penalty that can be a big cost to refinance at 5 if that is a possibility.

So for me, I tend to cash out refinance at 5 years anyway to pull money out and buy another property.  5 years has been a good time with enough equity pay down and appreciation where it makes sense.  It depends where you think the market, and interest rates are going and also depends on your future plans to refinance.

For our suburb office/retail market, LoopNet and MLS have all the listings. I don't know anyone on Costar here. It's probably different in larger markets.

I would stick to one month at least as the intial terms that you present to potential tenants during the first discussion.  Through the lease negotiations, you can always decrease if the tenant is low risk and for some reason that’s something they care about or you want to give in to something to sweeten the deal but maybe not as big a concern for you.

@Joshua Dickman do you know where the federal tax credit is applied in the tax code?  My understanding is that if I’m a passive investor that already has the $25k maximum loss (or whatever it is right now) deduction, that the solar tax credit would be pushed out to future years.  I want to be able to take my solar tax credit and my passive loss limitation together. Otherwise, if my solar tax credit is not able to be applied for a number of years (when my losses are all deducted) then it doesn’t make sense to buy a system now.  Does that make sense?

Here are the ones I’m watching: Decentraland, Sandbox, Somnium Space, and NetVRk.  They’re all on OpenSea for purchase except NetVRk which hasn’t launched yet.  I wouldn’t put any money in this that I was afraid to lose.

Prices are definitely high now but that’s when it’s a good time to learn the market and be ready when the downturn comes. I’ve been through a couple downturns and with a Pets.com also comes an Amazon. I would never say it’s a for sure investment but worth a look.
