We recently switched book keeping software and with that our website platform. With this change we lost our ability to have tenants fill out applications online via our website. We are also displeased with our tenant screening that came with our new book keeping software. We were wondering if anyone had any recommendations. We tried the biggerpockets tenant screen but tenants stated that it was confusing and they did not like having to create an account.

I am not 100% sure what they did but they closed off the cold air returns and then it looks like they placed metal stops aka pieces of duct work inside the duct to stop heat from going into the other ones. I assume some heat will escape but it should be minimal. The vents are still in the floor with the grates so it did not change the look of anything.

So many people have posted and I haven't read them all but here is my experience that I just went through with shared furnaces. We purchased two foreclosed units in a small town- two tri-plexes. When we went to go turn the water on we learned that we needed them inspected before we could rent them out- no problem. The town nor the inspector had a list of what was need to pass inspection but one of the things was the shared furnace. We called the Wisconsin state inspector and he informed us that nothing is wrong with a shared furnace but it just needs to be separate cold air returns such as a common hallway it could not pull from inside a unit.

Here is my two sense: find out if there is a pre-inspection from a city official! That being said if we had decided to put in separate air returns we would have put a lock on thermostat that controls the unit ( the plastic cover kind) and leave it set at 69 degrees.


We opted to instead close the furnace off to the other units let it heat one ( it was not large enough to heat all the units) and install small wall natural gas heaters which were about 1200 a piece. This allows tenants to control their own heat and also to pay for their own heat!

Thanks for the info! Ours are very seasonal however some reserve a spot for next year if they like the housing. I just got done talking to the state inspector and she is willing to come take a look at the property to make sure it matches codes before we sign on the dotted line. The last thing I want is to have the scummy falling apart place!

Any one have experience in owning Migrant camp housing? We came a across an old group home and are exploring possible options for its uses. In the town it is located in has 193 migrant workers for 16 weeks. There is a large shortage of housing for the migrant workers. The group home has a large common area and kitchen, onsite laundry room, 5 bathrooms and 9 bedrooms all handicap friendly. There is no need for a group home in the area as far as we know! Any incite would be great!

I recently started the property management company and was contacted by and individual who is looking to rent in the area. She is from out of state and was hoping my company could help find her a rental. We don't have any units we manage that fit her needs. This would require me to essentially look at other units I don't manage.

My question is does anyone else have a property management company that does this provide a rental location service?

What is the typical rate charged for this?

Lastly do you need a real estate license since I am not doing real estate just finding a rental (we are located in Wisconsin)?
