6 unit apartment with excellent rental history located in Cameron, WI. Cameron is located in Barron County.  This multi-unit is located just out side of Rice Lake Wisconsin. The six plex is with in an hour drive from Eau Claire and Menomonie and about 1.5 hours from Minneapolis / Saint Paul Twin Cities area. It was apperaised for $280,000 two years ago. Total rents are $3400 per month, tenants pay their own electric. All units are the same layout 2 bedroom, 1bath.  We have some more pictures on our Facebook page.

I am not a numbers person as my husband is the number cruncher for our long term rentals for the deals ( although I figure out how to price everything for rent in both of our long term and short terms). I should also add that both of these cabins are full time AirBnB and have one or two locked cabinets mainly for linens, hot tub chemicals and major cleaning supplies. We do provide basic cleaning supplies of patrons.

I manage two AirBnB's and we are working on remodeling two more-

For clarification on the deposit you can set the amount, one place has a 500 amount the other has a 400. AirBnB puts a hold on the person's credit card. You have 7 days or until the next patron comes which happens first to make a claim on the deposit. We have only had this happen once a window was broken while they were playing yard games. The process it pretty easy. We don't nickle and dime for things like broken glasses because accidents happen. We have charged people for damaged towels but we don't always catch it and people don't always tell us when things are broken. We are working on creating a walk through for cleaner to make sure she checks things to ensure they are not broken. I have also copied and pasted our rules and we also provide a welcome letter. Honestly the welcome letter is a little obnoxious but it really cuts down on the amount of phone calls or text I get! 

Our house rules doubles kind of like a short term lease. We have them simplified on our listing but this is more detailed:

  • 1.The property is located at: 
  • 2.The property is furnished and includes:Dishwasher, washer, dryer, refrigerator, stove, microwave, small appliances such as a toaster and coffeemaker, linens and towels, dishes/glasses/pots/pants/utensils, towels and bedlinen, TVs, treadmill, internet access and firewood.
  • 3.Please bring your own personal bathroom amenities are not included.
  • 4.We request you use septic safe toilet paper which is provided and the provided dishwashing detergent and laundry detergent which is also safe for septic systems.
  • 5.Rental Party:  The guest is responsible for the behavior of all members in his/her party.
  • 6.Maximum Occupancy:The maximum number of guests is limited to 8 adults. An additional charge of $25.00 per person per night for guests older than age 2 will be assessed for parties larger than 6 people.If your party is larger than 8 persons please contact us.
  • 7.Check in times: You can check in at 4 p.m. on your check in date and check out is at 11 a.m. on your check out date.
  • 8.Minimum Stay: This property requires a 4 night minimum stay. Longer minimum stays may be required during holiday periods.
  • 9.Rental Rules: Guest agrees to abide by the Rental Rules attached as Exhibit A at all times while at the property. All members of the rental party and anyone else Guest permits on the property must abide by the rules at all times while at the property. If there is a complaint by the neighbors or a visit by law enforcement, this may be grounds for immediate eviction.
  • 10.Access: Guest shall allow Homeowner access to the property for purposes of repair and inspection. Homeowner shall exercise this right of access in a reasonable manner.
  • 11.Rental Rate and Fees:
  • a.Deposit: A deposit of $500.00 is due upon reservation of the property.
  • b.The deposit is for security and shall be refunded within 30 days of the Checkout Date provided no deductions are made due to:
  • i.damage to the property or furnishings;
  • ii.missing property or furnishings;
  • iii.dirt or other mess requiring excessive cleaning (failure to follow check out procedure); or
  • iv.any other cost incurred by Homeowner due to damage to property during Guest’s stay.
  • c.The deposit will be held in an account until disbursement.
  • d.If the premises appear dirty or damaged upon check-in, Guest shall inform Homeowner immediately.
  • e.Rental Rate: Payment in full is due no later than 14 days prior to the check-in date. Please see quoted rate.
  • f.Cleaning fee: $ 125.00/stay.
  • g.Service fees:For large parties or parties staying longer than 4 days, there is a service fee to pump the holding tank of $50.00.
  • 12.Cancellation Policy: If Guest wishes to cancel his/her reservation, the deposit will be refunded as follows:
  • No refund will be given on $500 deposit, unless we are able to rebook. If you feel you have extenuating circumstances, please contact us.
  • 13.Insurance: We encourage all renters to purchase traveler insurance.
  • 14.Payment of your down payment constitutes acceptance of the terms of this rental agreement and Exhibit A.

I manage two AirBnb's with two more in the works.  

Some things to consider when having an AirBnB on your property- 

People are weird and you can't pick an choose so be prepared for people to knock on your door in the middle of the night if they need you. The way to avoid this is to have a super detailed manual. It also helps to have someone stay at the property prior to going "live" to give you feed back. 

Also in-regards to the LLC you might want to look into renting your space above the garage to your LLC and the LLC then rents out the space as an AirBnB.

We live over in Turtle Lake. My Husband and I would go to a local one if there is one around. We own properties in Cameron just north of you.
