Hi, there, what is the process like of reaching out to these companies for placement in your property? I'm looking at working with insurance companies/temporary housing for my next rental, I have an LLC, but I don't know what kind of credibility they look for since I only have my personal residence that I house hack. Any tips would be appreciated

Hi everyone,

I saw a house recently in my area (Bay Area, California) that was 10 bed/ 7 bath with tenants in place on month-to-month leases. The owner is a contractor himself and built the house over the span of 20 years and originally was a 2/1. He's selling his assets now that he is gotten older and has this property on the market. What is everyone's take with house hacking a property with non-permitted rooms? This house is tempting because as per the rent roll the house is bringing in close to 12k a month and as per the landlord 16k  prior to Covid. My dad is considering house hacking it, but obviously we are a little fearful over the lack of permitting.

Has anyone heard of this HML? They supposedly lend at 100% of purchase and rehab. Yet, something doesn't feel right about their communication. I looked up their address at 329 N main ave San Antonio Texas and the area looks sketchy too.

Hi Everyone,

Does anyone have any recommendations for any REIAs in the Bay Area closer to Vallejo in the north east bay? Aware of a few in the south bay and SF however trying to also practice frugality and want to find something closer to home. I tried meetup.com but it seems the meetups on that site often ask for fees to attend.
