Jon, yes I would like the info on your meet-up.  Unfortunately I didn't see your response until after your meeting took place.

Scott, I've seen Amanda's posts here on BP and actually get her company newsletters.  I'm sure she's great, but I tried to connect with her over a year ago  and couldn't get  through the "gatekeeper".  They insisted on an "intake apt" before letting me talk with her.  I prefer a smaller company.  Is she still with Robert Hall?  I thought I read somewhere not too long ago that she is in OC.

As painful as it may be, make sure to pay your HOA dues every month. In CA, HOAs are more powerful than the bank. They can and will foreclose on you if you become delinquent and the amount is ridiculously small (I don't remember the exact amount, but it's less than $5000). They do not have to go to court and they can and will tack on heavy legal fees.

Thanks for your responses. I'm a beginning investor looking to vet areas for SFR and small multi-units for fix & flip or if it makes sense, fix & hold. Price range under $100k. I"m also interested in NPN.

I've been studying investing in RE for several months now and I've occasionally run across an email that is boasting about a individual property's "Replacement Cost Equity", usually a SFR. If I am correct, this value is based on what it would cost to replace the structures if they burned to the ground. How is this relevant to the market value and why is it used in valuing a property?

Michael S., have you checked to see if there is a maintenance easement that would legally allow you access? Often when buildings are on a zero lot line or have very tight setbacks, an easement is required to get the project approved when it was originally developed.

PS, I wouldn't go the beer route, it will only make the directors of the halfway house angry and your chances of getting them to cooperate less likely.
