@Eduardo Slesaransky I am invested in the LA area as well! Would love to see what you got going on there as a flip! Typically coastal areas need different materials due to weather/environment conditions. However, I think you are far enough not needing it haha

Hey Will, I got a little confused from the statement "Any multi family zoned lot, i.e. R1.5, R2, R3, etc you can now have the ability to build not one but TWO non attached ADU units up to 1200sf", this is part of the 25% density increases right?

Hey Tess, how is the progress with the garage? Just a thought and maybe another perspective, I am assuming the housing authority is requiring you to provide 2 enclosed parking spaces for one of the unit "in the duplex". 


Put it this way, if you have two - 2 cars garages. Legally you can convert one of the 2 cars garage into ADU. However you still need to provide one (the other) garage for one of the unit (part of the duplex)? I am wondering if this is the case.

@Brittney Guy Like what David mentioned, I would re-run those numbers. I do however believe that you may find some other deals that will cash flow better, if anything break even including the repair and capex. Thats my personal opinion, I hope that helps

@Daniel Johnson Totally! Not all plan checker are nice but you will get a vibe and ask them what they think about it. Also, some wealthier city would rather have the State to sue them than allowing increasing their density.

@Daniel Johnson Hello Daniel, I would wait until first of January and approach it to the city. By state bills, It mentioned single and multifamily has the right to ADU. From my understanding and short answer is, yes starting Jan 1st. However it doesn't mean the city will complies to it. Best thing to do is going to the city counter and get the feel about them with the multi family adu idea. We currently have a project in eagle rock and thinking of adding a JADU with our new construction. However it is a bit different since mine is single family and yours is multifamily.

I always set them up all at the same time for the future. It Shows that you have other people looking at it and there’s competition. I would qualify them and briefly going over their income and credit history to make sure it worth your time.


Then I will tell them to text you a hour before to confirm. And tell them, If they don’t text, You won’t be there.

What Will mentioned is correct. The question is a big vague without knowing the property but I am assuming you are going after ADU and want to add additional parking.

Definitely going to the local planning department and LADBS office to see how the process is and what you need to look out for. I would call and interview and call few architects on this.

You will get good tenants if you hit all the  strict qualifications. I impletmend strict process on potential tenants so I never have problem with people I placed in my rental or my friends rental. 

I would suggest to go to temple city, san gabriel, monrovia...cheaper and you get the same result in good school district and area
