I use John Neill Plumbing. He is based out of Fishtown, but works all around the city. He is not the cheapest, but him and his son are well known for running an honest operation over the many decades that they have been in business.

I am wondering if anyone knows of any lenders currently offering a line of credit against paid off rental properties. I ask because I am looking to get one somewhere between $500k to $1mm on up to nine rental properties. The properties are located in Atlanta and Tampa. I reside outside both of those metropolitan areas. Thank you in advance to anyone who is able to point me in the right direction.

Two years ago, we had a bathroom rehabbed at one of our rentals in Atlanta. Everything was replaced, except the toilet, which seemed to be in good shape. At the time, we thought, "Why spend the extra $100-200 if we do not have to?"

Fast forward to today, where it was just learned that the toilet is in not as good of shape as we thought it was. It has leaked all over the bathroom, and our tenants were either not around or didn't care enough to report the issue quickly. Our new trim, LVP and subfloors will need to be replaced. $1200 later, it is another sobering reminder not to trip over dollars to pick up pennies!

Probably not worth the cost to do at this point, but I would have painted the walls with a more distinct color (i.e. light grey). From the photos, it looks like Renter’s White was used in every room :)

The fact that the professionals are paid by the minute, so there is less motivation for them to get the job done quickly. That being said, I have found it is worth taking the risk of them "running the clock" if I am in a pinch and want to efficiently resolve a maintenance request. A few extra dollars to a handyman is certainly cheaper than having a tenant not renew because these requests were not given the proper attention.

When my usual handymen are not available, I normally use the Homee app to call up one on demand. If you have not used the app before, it is like an Uber for handymen.
