Thanks so much for the suggestion, @Alex T. I was not getting far on the phone, but after seeing your post, I went down to the OPA office and they gave me much better color. Long story short, they will likely still reject it, but will also likely still grant an exception if I show up to a brief appeal hearing to explain that I was not aware of the rule. They claim that is how it plays out 99% of time and that the 1% are usually just past offenders that should know better.

Hello Philly Flippers,

I am in the process of applying for a 10 year tax abatement on my recently completed flip and just learned that you are supposed to apply for it in the same calendar year that the permits were issued (in this case 2018). Has anyone made this mistake? If so, were you able to rectify the situation?

I believe Philadelphia still has a ways to go before it, as an entire city, can be considered unaffordable. Sure, the population is slightly growing, but not nearly enough to fill all of its vacant land, abandoned houses, and on top of that, make most neighborhoods unaffordable. The city had over 2 million residents at its peak, so there is still a lot of existing housing stock that could be improved.

To reiterate, I am referring to the city and region as a whole. Of course, if we are only focusing on the 2-3 mile radius of city hall, then the argument for encouraging multifamily could be stronger.

I pay $240 for my triplex. It has always seemed like a high price for something that usually takes under 30 minutes, but I have yet to hear of any company that is notably cheaper.

@Ned Carey the exterminator is recommending a bed bug treatment, but for $1100. Seems a bit much given that most areas (carpet, beds, and couches) where bed bugs hide are being removed.
