The end buyer is a contractor who was talking about fixing it up and living in it. Said he is going through a divorce. The target profit is $12,500. His offer would get us $6500. We have not countered because of all the interest in the property, we have others who are scheduled to see it within the week.

I will ask him next time we speak if he is a cash buyer and confirm his plans with the property.

Very helpful!!!  Thanks!  The buyer has seen the property and has made a offer.  So what happens if the buyer is not a cash buyer?  He made a offer lower than our asking price.  We have many interested buyers and will be sticking to our original offer for now considering we are on day 3 with the property under contract.   

The journey so far is very exciting!!

We have had some success with our first batch of Direct Mail, and have our first house under contract.  We locked it up for 2 months at a great price!  We listed it on craigslist Saturday and already have 12 people interested and a offer made already.  Once we agree on a price what would be the next step to take?  Do we choose the title company to close the deal and also how do we get paid?  Thanks!!!!!!!!

I am interested in getting my real estate license in Missouri. I noticed you posted about real estate express. I don't really have time to go to a onsite class and this seems like the better route for me. I noticed they offer many different packages. I was wondering which package you chose and why.

We have been using Direct Mail over the past 2 months with great success.

We currently have a promising lead that is not on the MLS. She is a motivated seller and we will have our contractor out there today to give us a briefing on the scope of work. This will be the first time we have pursued a property without a agent involved and would like to ask for help with making a offer to the owner. We would like to put it under a contract for a agreed amount. Is there a contract template that we can use to put it under contract for a wholesale opportunity? This still could be a flip or hold opportunity, really depends on another property we are pursuing. Any help would be appreciated!!!!!!
