I have read many different perspectives on the deposit that landlords ask renters to pay before moving in.  What is a fair amount to ask the renter to pay?  I would like to get the equivalent of the monthly rent as a deposit.  I figure any damage that will be accounted for will cost at least a couple hundred dollars.  Opinions and recommendations welcome!

@Kyle H.   Thanks!  We plan on having a open house for people to come and walk through and fill out a application on Sunday for both properties.

Thank you very much for the great recommendations and examples!  Excited to start the screening process and get the cash flow started.  The area the houses are in is C class neighborhood so the quality of tenant will not be the best.

Today we closed on our first 2 rentals today!!!  Now the screening process begins!  Any good tips or recommendations for screening?  We are new to this process and would like to get good tenants to make the first experience a good one.

Welcome! The most important part is gaining the knowledge about REI and it sounds like you are already doing that! There are ways to get started with no or little money down. BP has just released a book with many different strategies to take advantage of little or no money down investing.

Is there a big difference between allowing cats and dogs? I have owned cats when I was a kid but don't remember how messy they were.   Also what about caged birds or reptiles???
