Post: Security deposit up front only option?

We have a potential renter who is offering to pay 100 dollars more per month for the 1st six months until the security deposit is paid.  She is currently staying in a extended stay for $250 per week.  She said she found another property to move into but it was rented out from under her.  Our property is a 1/1 but has a extra room that could be used as a bedroom.  She has a 17 year old daughter that will be living with her.  Also she has a couple kids in college.  Is this a normal offer to let a renter pay the security deposit over the first 6 months instead of all up front?  We were thinking about making it nonrefundable to allow her to do that.  The property is in a C class neighborhood so it is not the best quality tenants interested in renting.

Haha!  I work in a call center in sales and we google the customers homes while we are on the phone with them.  It is shocking sometimes what you see!

@Carl McKenzie  We use Jerry Puckett who we found on this website.  He was on podcast, #21.  It was very informative and I recommend it.  There are a couple other really good podcast about direct mail.  #37 and also the 2 with Michael Quarles.

@Igor Tomic   If you are living in this property it would be a way to lower your monthly liabilities but with more responsibility.  It is hard to find good cash flow properties in A-B areas.  Most are found in the C and lower areas.  Is there a possibility that the rent for the property is too low for the area?  I assume the goal you are shooting for is living rent free right?

@Brandon Sturgill  We use Jerry Puckett for our DM Campaign and we are very happy with the results.  I am sure Michael Q will do a great job as well for you with yellowletters.com.

@Frankie Woods We have one of the best markets in the USA for cash flow. Ryan Dossey is my partner in R and R Homes LLC. We were coworkers at a sales gig and discovered the passion for real estate around the same time so we partnered together and jumped into real estate investing head first! Two heads are better than one when brainstorming and working through uncharted territory. It is much easier to take action when you are held accountable by someone else. In my opinion the most important aspect of REI is finding great deals. Direct Mail is one way to reach those deals.
