It's very likely @Account Closedthat you have a toilet that is running non-stop and the tenant doesn't care enough to tell you. Set up inspections with the tenants and inspect all toilets and sinks to see if they are running/leaking.

@Darwin Verdugoif he has the cash and you have the experience, you are both bringing something of value to the table. Buy the property with his money and your expertise and legwork. If you're worth it, he will agree to give up 50% equity and hopefully you will bring him more deals in the future. Good luck.

Check Angies List @Keith Vinson. Also check with your local Chamber of Commerce. One word of caution, you mention you want contractors for estimates. You aren't going to get too many calls back if you are using contractors for estimates and not actually hiring them to do the work. Find a couple reliable, honest contractors and stick with them. You shouldn't have to be soliciting estimates every job. Sometimes you really need to trust your team.

@Andrew Boykinsit sounds like you want a silent partner. By setting up an LLC or an S-Corp depending on the type of investing you are doing, you can determine who gets what percentage of ownership and who gets what benefits. His name won't technically be on the deed since the deed will be in the name of the entity. You really should consult a CPA such as @Brandon Hallwho is very active on these forums and knows real estate investing. How the entity is set up will determine how this investor is paid and when.

Good point @Johann Jells I double checked. It's not cast iron. It's some type of steel. Do you know @Jon Holdmanif that chain type saw will break steel as well? Would it just dent it? I will have to consult Youtube on this one.

@Mil Sanghviyou should probably slow down a bit. One step at at a time. Keep things as they are for a while. Research online payment systems. You may find (as many people do) it's more of a hassle and its much easier to have tenants mail you a check or money order. You may have tenants that don't own a computer or aren't very  computer savvy. You don't want to come in and disrupt everyone's routines or you may find you are losing tenants. Start with some of the minor upgrades. Make sure you have sufficient cash reserves before you spend all of your cash on cosmetic improvements that may not result in any increased rental income. Yes @Pedro Lealvery illegal in California. Go to court or you will be the one getting sued.
