Shake their hand, thank them for their help and move on to the next deal. (Not what a CPA or the IRS would tell you of course) Report the profit as you normally do, pay the taxes.

@Max Jamesyou could file a simple dba with your local town and call your company whatever you want. Clearly if you choose a name like Coldwell Banker or Century 21 you might get a nasty letter in the mail but basically no you don't need an LLC to start "doing business as" xyz business entity.

 Unless you're in the high end rental market your tenants won't care. Save your money.

@Corey Pascuzziserve the 14 day notice if she gets behind. Explain that you have to protect yourself and that the 14 day notice is not an eviction. If she works something out and pays late you stop the process. If not you continue the process. It can be stopped at any time. Good luck.

Dont overthink it. As @Bill Gulleysaid just sign the check over to yourself. Deposit it in your account. Rent paid. All is good. Its only one check. Good luck @Brett Roth.

@Heath Thomas Jris that normal for a master bedroom to be in the basement? I would think in Maryland there would be a huge risk of flooding, no? I would personally never buy a house with a master in the basement but maybe its just a Baltimore thing.
