Hello, just adding my two cents. I am trying to become an investor. I had given the Wholesaler thing a thought, but decided against it. Listen to the Podcast here on Biggerpockets, they are informative. To do Wholesaling right, you need to do your homework. It's harder then most people give credit to them. I decided that I did not know enough about any of this, so I pick out what I wanted to do, Buying and Flipping, and rentals. Read My Ultimate Beginners Guide To Real Estate (which is free here). I'm learning more and more everyday, that I feel confident enough that I will be buy something within the next couple of months. I also am 3 weeks from a Real Estate License Exam (Which I didn't even start until after I decided I wanted to get into REI.

So I guess what I am saying, do your homework. If that's what you want to do, do it. You will find information on these things online or even here, on Biggerpockets. 

I think the reason so many Real Estate Agents are against Wholesalers are, they had to pay for their Real Estate Education, and don't want to be involve with something that can go south after a lot of work and time. In some deals REA can lose a license.

Just my two cents.

If the city does fine you, I would then put your PM on notice that you are going to collect the fine from them. The PM dropped the ball, big time.

Quite honestly, depending on if you doing accounting or bookkeeping, Quicken Rental PM System seems to do it. I am also looking at a software called Landlord Max.

Oh by the way, I just look at where your from, I was born in Greensburg, PA. Went to school in Donegal, moved to Somerset. Lived there and graduated from high school there.

My suggestion is to find another Property Management Company, contact the tenants, get that squared away. Then call for the permit. Explain to the city that The Property Management left you hanging, beg forgiveness (this sometimes helps in my area) get the permit and differently get another management company.

Hello there, my name is Randy and very new to this. I have start obtaining my real estate license and was approached by one of the "Gurus" to join them. Now not that there was anything wrong with that idea, but I thought there has to be something better. The Guru got me thinking so I research them, and that's how I found BiggerPockets.com. So far this is great. After doing some more researching I found a Mentor could be very beneficial plus lots and lots of reading. 

With that said, I wish everyone the best in the adventures, and hopefully I'll be able to discuss success stories later.
