Hi Kevin The short answer is not exactly. When calculating your pre approval that 200,000 is going to be based off of a few things like available funds, income, debt, etc. Let's take funds for example on a primary residence you can get away with as little as 3.5 percent down with FHA ( there are also zero percent down options) whereas an investment property the downpayment will likely be anywhere from 20 to 30 percent of the purchase price. For this reason alone that 200,000 pre approval might need to be changed if you don't have the funds for both down payments not to mention the closing costs required to close both properties. As you continue down the list the numbers will also necessitate your pre approval amount being changed

I would say it all depends on what the specific language is in the commitment letter. It could be that they were trying to float the rate until they got a specific price for it and it didn't work out. Now they are presenting you with the options that are actually available. It could also be that the letter you are referring to was part of a preliminary disclosure package and that it was just referring to rate you were quoted on a specific day. Good luck!

haha I agree @Derek B. I guess this is the benefit of putting yourself out there! It's a good dose of reality and I'll keep plugging away.

thanks @Aaron Mazzrillo I Appreciate the feedback. I am sending them out in riverside county and I believe I used the criteria from your Podcast! What then do you suggest as far as a viable strategy for those who can't mail 4000 pieces a month? Thanks again

Well I sent my fourth mailer out and they hit May 6-9 judging by the returned mail I received. This is the second month in a row I have had zero calls from my mailing which blows me away that I haven't go at least one call from someone telling me to remove me from their list.  Since this was my fourth mailing and I have had horrendous results I think I am going to start over with new leads... any suggestions would be GREATLY appreciated.

Hey Andrew Great post!!! I was wondering if you figured out what it cost you in marketing to get each deal? Good luck with the new campaign

Just got confirmation that my third mailer went out and I got zero calls!!!!! any suggestions at this point would be appreciated.  I am going to keep my commitment of mailing for one year to the same list but it seems odd that I didnt get one call.

@Sharon Vornholt any suggestions?
