hi Katrina I don't see any submission from you on my website? Is it under a different name? We have 0 properties in Orange County possibly one tomorrow. We have two in the I.E. however but one is under contract already and the other one we have yet to send out.

I would say 2 to 3% of your purchase price would be a safe estimate. This wouldn't take any credit from your lender or any type of credit your agent has worked out if any. It's always nice to plan on that 3% so you know you are ready for worst case. Best of luck!

Very inspiring to know you are doing this in a competitive market!! I have been trying the same on a smaller campaign (around 800 per month) and nothing yet.  but who knows maybe Im 3 feet from gold... thanks for sharing your success!!

Yes it would as it would lower the total amount that you have borrowed, eliminate MI, and have a lower monthly payment which should keep your DTI within limits. That being said you will also need to see what the individual lenders want as far as reserve requirements go for your properties which may affect what you will be able to purchase.
