Post: Help - Old Laundry Payment System

The apartment complex I manage have an old laundry payment system the previous owners bought used. The company that made it, got sold to Wash Systems 13 years ago. It uses a card system. I did not get a manual. And of course Wash Laundry Systems is of no help...

Anyone have information on how to use the system?

When we started managing our apartment complex, we got no manual, and the original manufacturer sold it, and I have had no luck on getting documentation. I need to format some new cards, because 3 cards got stolen / lost / destroyed.

What I figured out so far:
Consolidated Smart Systems (sold division to Wash).
Vendamat System
Coinco

Any help is greatly appreciated!

We are using 2 washers and 2 dryers, Maytag, super reliable. And I have 4 more of each in storage. Comment I got from Coast Appliance Parts is this is the best washer Maytag made.

I would appreciate any referrals to a low cost locksmith in the Riverside / Moreno Valley area. My preference is bill by time, instead of by the cylinder. By the cylinder can quickly add up. Local, so I can avoid travel time.

I just installed Kaba Simplex Locks on 2 of our laundry rooms. A bit of headache and pricey to get installed, but they are really nice! No key required.

Speed queen is bullet proof, but you can buy the same guts with a different name at a lower price. I suggest get a deeper tub...  Alliance Laundry is the parent company, and they sell several brand names under them.

Steve Ryan of So Cal Laundry was who provided our washer and dryers.

Any tips dealing with this?

Zillow now records calls from leads generated for rental properties. I just heard the "this call is being recorded" when a lead called.

An article that also mentions this:
While some agents appreciate the service, others find it unsettling - Inman - requires subscription.

I am in CA, and I wonder how legal this is with our 2 party consent.

And there seems to be no way to opt out of this, unless you have a Zillow Premier Account. I am not sure if there is a cost to getting a premier account, which you need to be a licensed real estate professional.

I don't think Zillow cares enough to protect themselves with the potential cost of responding. Theoretically it's possible, but for $9.99 per week they get vs. the cost of $20,000 to start a court filing or a minimum of $500 an hour lawyer to do anything I just don't see the ROI. Anytime you use the legal option, you are rolling the dice. You can sue for anything, but winning is another issue. That is why 95% of Federal Civil Cases are settled.

And what and how much are they going to sue for? The exception would be if somebody was using zillow to get leads, and then selling those leads. That I would expect a response from zillow on.

Zillow is starting to record calls from prospects. And I am not seeing a way to opt out of it unless you have their pro account.

Cash For Keys is probably your best option.

Some advice I heard on a webinar:

It's better to have an empty unit not paying water, than a unit not paying rent.

This way you have the opportunity to rent it out to a new tenant.

@Tom Croyle - The challenge, good and bad, with Apartments(dot)com is at least in my area, the force you into a 3 month contract.

What I would do is:

1. Do a competitive review in your market of prices and what's available

2. Review how your ad compares to others. Great Pictures can add a lot.

The challenge right now is leads are at a trickle for renters, where usually this is a great time for leads. There are still some looking, but not that many. If they are moving, they are motivated and need to move. The question is why? And in my area, with a university, who knows if there will be physical classes in August?

@Kelly N.- I went by there yesterday to do some troubleshooting. Outlet seems to have power. I"ll go there tomorrow with somebody that knows appliances to see what can be done, at what cost. I dislike fuse panels (my parents house, built 1917, has one). The challenge of older units!

Thanks @Aaron K. - great advice.

I was not sure if in Riverside Washer / Dryers added that much value. The previous owner thought they did, but I have not seen it in the rents. Some units have them, others don't. Since it's a front loader, I am very negative on this unit

I went there yesterday, it's electric dryer. Screw in Fuse Panel with retrofit circuit breakers. Repair person will be there tomorrow to take a look.  Power seems OK, I reset the circuit breakers. 

We have an onsite laundry room, so we will pay for the tenant to use that for right now. And see if we can repair the dryer. And may be give a 60 day notice dryer is no longer included with the unit.
