I'm coming to the forum with a few questions about wholesaling. I am currently in the Navy, stationed in North Chicago. I am very interested in wholesaling and I am wanting to close on a house within the next few months. I am very motivated to get started but just have a few obsticles. First, how do I create a strong buyers list that I could keep using even after I leave the area? I've heard of people doing deals without ever meeting the seller face to face, I would not be opposed to this down the road. Also I don't quite understand the assignment contract or how to fill one out. Like I said I am new and don't really have anyone to show me the ropes. And finally what is a title company and how do I find one so I can close on a deal? Thanks for taking the time to read this.

Well one way to build a strong buyer list is going to a lot networking event in different market, and just promote your brand. Also a technique I like using is building relationship with contractors, they can always refer you to some cash buyer.

Hello BiggerPocket Family,

I'm in need of some help creating a document or a business plan to present to private money lender with whom I have already established a past relationship with. I want to be concise and professional but effective. I will like to see exactly the format structure that is being used to do so. Any help with a templates or an example will be awesome. Your help will be very much appreciated.

Ok so I recently received some expired listing from the MLS today. And I realize that there were some properties being listed as low as 10k and looking at some recent comps in the area, I realize that the ARV is around 120k-130k. Also looking at pictures from the interior and exterior of the property is doesn't looks so bad. The area is actually a good market for investor right now, so my question is how are properties like this not being sold when being listed on the MLS? And why haven't any other investor picked up on it yet?

I'am a new wholesaler and I've been reading that both attorney and Title Agents can close your Real Estate deal. So I will just like to know, who are Real Estate Investor using for closing and why?
