Post: When do you replace the roof ?

I've been in the roofing business for over 20 years. There are a ton of projects around the house that can be put off and the life stretched a bit. But the roof ain't one. Anyone that tells you "if it doesn't leak don't fix it" is dead wrong. When you look at a roof and it looks bad it's probably too late. If it leaks the cost can be astronomical. Find yourself a good reliable roofer and keep them around. I used to tell people all the time, think of your home as your favorite football player. Would you send them out on to the field with a "it doesn't leak don't fix it" helmet or would you make sure the helmet was perfect. The roof is the helmet to your house. Make sure its in the best shape you can get it.

I am looking at investing and selling raw/vacant land in Colorado, Montana, Wyoming, North & South Dakota. 

What is the best and fastest approach to buying land in these areas? (county, state, delinquent taxes, absentee owners...)

Looking at buying minimum of 10 acre parcels and up. Any and all advise appreciated. Thanks in advance!

I am planning a monthly BP meet-up group in Chesterfield Valley.  We are planning either the first Monday or Tuesday of the month at the Fox and Hound location in the Valley.

I am a one man show, "FOR NOW". Is Podio the best tool for keeping everything organized and running smooth? 

Up to this point I have done it "Old School" pen and paper. But within the last couple of months my business is blowing up. This was supposed to be a side hustle but has quickly turned into something much more! 

Any advise on the best programs to use would be much appreciated.

I am looking for recommendations on which product is best. I am looking to launch a website to sell land, one to promote buying houses and one for my rental property. I have been told that these two are the premier companies but I have heard both good and bad about both. What say you?

I am in desperate search of GREAT examples of letters and postcards that are being mailed that investors and wholesalers are using. I have made some generic ones that are just not working. So I went to Google to try and find some but they are bad.
