@Henry Johnson speaking my language!!! The way my wifi is set up i have a wireless access point in the hallway of my duplex that can handle guest networks. I set up three isolated clients (Tenants 1 and 2 and my surveillance equipment) with their own SSID (wifi name) and passwords (set by me) they will not have access to each other’s network (isolated clients). The equipment is mounted in a secured network rack in the basement. The tenants pay for the wifi (at a competitive price to the local internet service provider). I could manage these systems remotely and hide networks if they decide not to pay for it.

@Kurt G. I totally agree with your thought process. I own a Custom electronics installation company #Teatrograde, so I have a system I install that will benefit me as the owner but also provides ease and comfort to the tenants that pays for itself by providing my tenants with wifi at an additional cost, competitive to the internet providers. But it is not recommended unless you know what you are doing and it’s a “set it and forget it” system.

The wifi is set up to isolate the three clients (Tenants 1 and 2 and my equipment) with their own SSID (wifi name) and passwords (set by me) they will not have access to each other’s network (isolated clients). The equipment will be mounted in a secured network rack in the basement. IMO it’s definitely worth it but hire a professional and provide them with my guidance on how to isolate the quest clients on your wifi. Feel free to reach out if you have any questions.

@Aleksandrs Vilumsons saving money on internet of things will cause you a ridiculous amount of service calls. I do agree with you about the key fobs and other smart things that will benefit you, as the land lord, but you are right, smart things do grow legs and the majority of tenants bring their smart plug in things with them. If the tenants want a smart thermostat offer that in writing that they provide the thermostat but it has to be installed by you (to include labor) and take the original with you to replace it (you replace it) when the tenant moves out.

@Jimmy Watson if it is not installed by a pro do not do it. Doubt you can increase the rent, but will have a quicker turnover between tenants but you will increase the service calls if you are not careful. Install systems that will benefit you as the landlord and is not going to require a trip out there to reset the hub or device if it fails. I’ll be writing a blog about this topic but follow me as I’ve been scrolling through the forums providing advice on smart home topics.

@Aaron Linden stay away unless you have a solid professional system installed by professionals. I own a Custom electronics installation company #Teatrograde, so I have a system I install that will benefit me as the owner but also provides ease and comfort to the tenants that pays for itself by providing my tenants with wifi at an additional cost, competitive to the internet providers. But it is not recommended unless you know what you are doing and it’s a “set it and forget it” system and will not require any training for your tenants at every turnover or a visit to the property if your system fails.

@Max T. I own a Custom electronics installation and integration company #Teatrograde. I’ve built a few homes with a few general contractors and the “want” is there however it’s not a “need” (e.g. the Home buyer: I “want” a multi-room audio system, but I “need” a third bedroom). It will help your property stand out among the rest and help it sell faster but it will not increase the value. There is a system made by Legrand called Intuity, which is the home builders dream as it stays with the home and it is turn key between transitioning Tennants with 24hr support from the manufacture, so it’s very hands off. They choose to activate it at no cost no subscription it’s built into and the home during the structured wiring phase, as would the utilities of the house.

I’m currently renovating my Duplex and plan on installing a surveillance system and wireless access points for Wifi. I can manage the equipment remotely and offer the tenants a $60 fee for the wifi, as they would pay about the same if they went through the cable provider and what I would pay for about 300mps. If both tenants get it (very likely) I would make a $60 profit, however I will have 24hr access to my cameras remotely and have the ability to share the link to the police to help with surveillance of the neighborhood. Win-Win. @Leon Kanon what systems do you use? I also own a company #Teatrograde in New York. I’m partial to Intuity by lagrand because it is hardwired to the home and does t require a truck roll every time there is an issue, they simply call tech support to set up and activate their system.
