Don,
I'm glad to see that you didn't give up, after so many of your offers were turned down.

Dojo Kempin,

If you update your profile, to include your location, we might be able to help you more.

Prices and labor vary all over the country.

In my area of Ct., the cost of labor is a lot higher than in the south or midwest, etc.

I would also suggest that you find out what the laws are in Ct., concerning leases, grace periods for rent payments, late fees, eviction process, etc.

Be very careful with snow removal.
If I remember correctly, in Meriden, Ct., you have 24 hours to clear the sidewalks.
After the 24 hours, the city can have it cleared, and you get charged for that.

How did you do with the bank and your credit report?

Also, didn't you have an approval from a credit union for the loan?

John, Best of luck.

Kel S.
Thank you for posting the pictures.

In my city, that house would go for $200K or more.

Let us know if you keep it for a cash cow, of do a rehab/flip.

Best of luck!

John,
One of the members of this forum: MikeOH, wrote a book about being a landlord, investor, etc.

Here is a link to the book:

John,
My experience with Waterbury was many many years ago.
Tooooo much aggravation, enough said!

Did you get a chance to talk to Linda from CTreia?
She has many multi-families in that city.

Go to the CTreia site, and look at the top right hand side.
You will see an area where you can leave a message.
Leave one for Linda.
She will get back to you.
