@Ade Amoo - What kind(s) of contractors are you looking for? I've had some trouble finding good contractors there as well. Shoot me a DM and I can share with you who I've used and what I thought about them.

@Jason Malabute - not sure if you were just using Friendswood as an example or if it is actually a subject of your research, but I wouldn't put too much emphasis on jobs specifically within Friendswood. That is a bedroom community outside of Houston and while it is in Galveston County it straddles the SE border of Harris County. 

Jobs within Friendswood mostly cater to the needs of the residents there - i.e. grocery stores, restaurants, retail, etc. The folks who live there mostly work in the Clear Lake area (Johnson Space Center, hospitals, schools), along the Houston Ship Channel (industrial manufacturing, shipping, construction), or in Houston. 

As long as those areas are growing, Friendswood will always be a good market for investing.

@Sam Shukla - I flip houses and I have a lot of trouble finding properties in areas like Clear Lake and League City that fit my financial criteria. Those are pretty hot retail markets. I'll second @Nina Vill in that you'll need to find your properties off-market to stand a chance. You may consider going into smaller communities like Alvin, Texas City, Dickinson for better ROI. Nina - if you are finding properties there, I'd love to talk.

Hi all. I am working up an arv for a client who has a quad under contract. The quad sold comps are not in repaired condition, but some nearby triplexes and duplexes are. Would it be acceptable to use the per square foot sold price of those to estimate arv for quad? Balanced for build quality, location, etc. of course. This is going to a hard money lender.

@Tyler Shaulis - We open doors around 5:45 and network till about 6:15 to give everyone a chance to get there. There are usually about 15 folks there. After that we'll do some general announcements until about 6:30 or so. Then our guest speaker goes up to talk about their topic followed by a Q&A and open discussion. Then we dismiss! It is really a pretty casual meeting. There is no cost for anything and no one is trying to sell anything. We started this group as a way to help and challenge each other to reach our real estate investing goals. We call it action-based networking.
