Hello @Jaleesa Harrigan ! How are you? You are correct, inventory is scarce and that is actually a nice property in a great part of town. I live in Cordova, TN as well. In my opinion, the property is priced fairly because of the square footage and quality of the home based on the photos. It looks to be well kept and has many updated features. On the other hand, if you have to move every two or so years if you do decide to move forward with the purchase of the property this would be a great rental property for you. The market rent is currently between $1625 - $1700. You will also want to keep in mind your commute to Millington which will be about 25-30 minutes depending on traffic. I hope this helps you. Hello @Sam Arak ! Brenden & Todd are absolutely right! Meetups are the best way to meet wholesalers, investors, lenders and like-minded people in the business. [Meetup.com is helpful!] You can also dial in on wholesalers by calling the telephone numbers on the bandit signs in your area if there are any around. Try Facebook groups or Instagram tags as well. Hi @Alexia N. ! Do you have a network of buyers yet? If not, my advice would be to find buyers that are actively buying houses and find out what their criteria is so that you aren't wasting your time on inventory that no one wants to purchase. If you find the buyers first, you will be able to close more deals and build wholesome relationships that will last a lifetime. You can market directly to active buyers with postcards/letters for quick responses. Good luck to you!
