Hi, Good Morning @Rashad Berry ! You may want to look at direct mail marketing as your source for targeting motivated sellers. They will call you and it will make it a lot easier to close a deal versus skip tracing and other methods.

Hello there @Shun Jackson

I went to Success Real Estate School in Cordova TN. My instructor was Kevin Figg and she is an amazing realtor that is still heavy in the business! She uses examples of real experiences so that you will remember different scenarios/terms on the real estate exam. If I remember correctly the cost was about $600 - $650 for the two required courses and your PSI exam will be about $40. There are also a lot of online courses that you can explore if you don't have time to physically sit in class. I have some friends who preferred the online correspondence courses -> D&D School of Real Estate. Hope this helps, feel free to ask any other questions you may have! Good Luck To You & Happy Holidays! :)

@Elioe Burgos Jr Good Morning! This is a great question! Wholesalers generally have great off market properties that you can make money on. They can only profit what they negotiate. You have the power as the buyer to say how much you will pay. After you've done your due diligence on the numbers and give them a price you can pay for the property, there is only so much they can make from there unless they ridiculously cheat the owner. As long as your numbers work and you'll make your potential profit, do you really care how much they make? If so, you may want to market to motivated sellers and directly negotiate your own deals for full profit. Hope this helps! :) Happy Friday!

Hello @Bobby Valcin ! Driving for dollars can be beneficial if you "happen" to be in a neighborhood and see a property that looks to be abandoned or vacant. Otherwise, you may be wasting your time because although some properties look like they need TLC, they are owner or tenant occupied. You are on a search for motivated sellers so you'll want to pay for a direct mail campaign and post some advertisements about "Buying Houses." Some people buy those car magnets that say "I Buy Houses." You can also leave some flyers on the ad stands in the grocery stores. You would be surprised how many people check those out. Also, be careful door knocking if you continue doing that. You definitely don't want anyone to mistake you for an intruder/trespasser. Hello, Good Morning @Tristin Sellers ! It sounds like you would like to become a wholesaler. What you described above is a list of duties that a wholesaler would perform for an assignment fee. All of the tactics you talk about are great ways to find motivated sellers and at a low cost. You may also want to try door hangers and mailing letters. Hi @Thomas Garza ! Try to search for wholesalers on Craigslist, it is literally their playground. Also, you may find a great deal of them at meet ups in your city as well as the live auction. Call the "We Buy Houses" bandit sign numbers too. The majority of the signs are owned by wholesalers. Hope this helps! Good Luck :)

Hi @Julian Mavunga ! As Greg stated, you should target motivated sellers! You could pay for a direct mail campaign which will identify property owners who are highly motivated or have problematic situations. You will save money in this instance as well because you will not have to pay commission to a real estate agent or an assignment fee to a wholesaler. You can negotiate directly with the owner of the property.
