Guys

I have a small add and one person called me to sell a 1969 mobile home, 2 rooms and 1 bathroom. The price that she asks it is a little high and she wants the mobile home to be moved because the owner of the park is putting new ones (I do not know).

I will go away of the deal, I think I could get something very low for the mobile house, there are two problems:

1. No title

2. Price to move the house

How do you get the title ? Also how much you guys pay if you want to move a mobile home around 20 miles from the site?

Congrats, I already begin to send mines, I am doing almost everything by myself just to get the full feeling what it is to do it. Next time I will outsource, I hope I get the same result, I am attacking mobile homes.

I sent only 20, I bought 500 addresses in a next zip code next to me. Planning to send lot of 20 every 2 or three days (time permit).

I paid to Vista Print $41.99

I am guessing some of them will be renting land, I guess I would need to talk with the park if they allow me to sell on it.

Today I sent my first postcards lot on the mail, I am doing manually, I do not think I will save money, it just doing to feel it.

I bought the list from sourcelist and the postcards from Vista Print, manually printed the mail address and put postcard stamps. I sent small lot so I can follow slowly if I get any lead.

My idea is to get the home and resale it as is or rent it, what ever is best. Not sure if the "as is" will work and I need to do a small rehab, what do you think about a small rehab for mobile homes?

Yea, that's true, you need to take action, I was rehabbing a house and put it to rent, it was hard and a good learning curve.

Now I am trying for buying and selling used mobile homes, so I was preparing the finances to begin to create a small capital to do the process and waiting to buy a list to begin the campaign.

Listening one of the podcast ( I am listening all of them, right now I am on podcast 95), the guy said, there is not excuse you do not have money for marketing, just put an add in craigslist and then lets see what happen.

I took action again, I got a couple of calls without expending in marketing, lets see what happen.

Yes, you can put to rent a mobile home @David Rutledge

In my case I am appreciating the idea to rent a mobile home if the park permit it or a mobile home with land.

To find the deal I am planning to buy the list from List source site and then send post cards, lets see what happen.

Normally in the closing cost the title company pay the taxes, taking the money from the seller, I always mention the taxes own and that's something the seller has to pay, they are taxes applied to the seller.

Also there is an option you offer to pay the taxes to motivate the seller.
