We have all been there when it came to getting our feet wet. My best advice is to get through the learning process as quickly as you can. You will make mistake along the process and that's ok as long as your making sure your getting in and out as fast as you can. Im in Memphis and deal with a lot of off-market properties. Memphis is one of my favorite markets. The Cashflow is unmatched compared to the industry standards. Many great turnkey companies will provide you with a turnkey asset. I chose to hunt down my own deals and do the small rehab to build equity! A bit more work but I definitely enjoy the process.

Thank You @Eric Weaver. No we were supposed to close today but a couple corrections had to be made. We should close on Monday! I am also going to meet up with another seller sometime next week to get another property under contract.

Update: Just got a signed contract from both seller and my buyer. We will close this Friday! I have one more in the process and should get a signed contract next week!!!
