Where to start!?! Need some guidance

Aloha! I have been learning, researching, purchasing tools, networking etc but I feel like my heads been spinning on where to get started.

I know I need to hone in on an investment strategy and gain that clarity.

My why is my mom and creating the ability to care for her (she has dementia) I want to take care of my family, allow us to live well and have peace of mind!

I have a few options, got prequalified for conventional loans, loan to purchase STR in Mexico, I have a HELOC I can tap into and I can create a Self directed IRA and purchase something with that. I have some savings, a 401k, Roth and trad IRA. Great on paper so options are there. Also looking into partnering with friends who want to get into the RE game.

I’m actively looking for a distressed prop in the Memphis area (have a contractor I’ve connected well with). I want to rehab and sell and 1031 exchange into a multi family rental or single family. Also looking into Alabama and have some friends who want to partner who have boots on the ground in Utah.

Any thoughts on strategy or direction? If anyone can or knows a good mentor I would love connecting with you!
