I found a few properties with great rental potential that I'm interested in rehabbing, nothing major but this would be my first property. I'm a little nervous but I think I'm ready to take the plunge. My question is I'm in the process of buying my own home and I would prefer to not use a mortgage to finance these properties. Is it okay to take out a small loan and use the cash to purchase and rehab the homes ?

@Patrick B. The house is 25,000 I'm estimating about 25-30k in rehab cost

That is actually a really great idea I didn't think about that. Marketing myself to the agents verses client outreach.  I have a few reference from some local realtors on contractors that do great work. The biggest obstacle now is building a portfolio.

I want to do both, I guess I should clarify. I currently work in healthcare and I have met tons of people  ( mostly young couples) that would rather buy a home that is already built and then they can either rehab it themselves or hire someone to do it since its half the time of building a new home.  I have a friend that is a real estate agent so my goal is to find the "fixer upper homes" with the client and then rehab it for them. So I guess it's mixing both selling and rehabbing in one.

I really want to get into renovating and selling properties under my own company. My question is how should I approach it? I would love to find buyers interested in distressed homes for remodel but I'm pretty sure that's easier said than done when your just in the begging stages. How would some of you go about starting this kind of business? Or should I start out buying my own properties and selling them to build a portfolio then move forward with my original plan?

Thanks Everyone on BP has been so helpful, I'm extremely grateful you even took the time to reply @William Hull , @Robert McAvoy , @Account Closed , and Alexia. I haven't looked into the local REIA clubs but I did sign up to do a free Real estate investing class with Than Merrill in April. So far I've listened to most of the BP podcast ( very informative) and I bough a few books on marketing, design, and real estate.

My biggest fear is once I find my first deal I won't be able to find a contractor. I'm really big on details and quality professional work and design execution ( perfectionist in my own way). Any contractor recommendations in the Indy area?

Thank you all for your input!! I'm looking to do maybe two or three deals my first year and then transition to multiple deals. I would be buying and selling the properties I rehab to start out, then eventually I want to have the clients buying the properties they want me to rehab.

I'm a 24 yr old full time college/ working mom looking to begin a career in real estate. I want to conquer flipping houses then eventually move onto buying and selling fixer upper to clients that want a like new home without the timeline. 

Open to any and all tips and suggestions. Excited about starting this new chapter in my life.
