Look into Delayed Financing Exception.
Check with your local HVAC companies. The one I use offers a maintenance plan. For 13/mth they change them for me, do summer/winter "tune ups", offer priority service calls, and as a bonus the techs will let me know if there are any major property condition issues they see. Best money I ever spent.

@Jennifer T. Many HVAC units come with 10yr warranties that travel with ownership of the home. Check the serial numbers and date stamps. You might get lucky.

I had this happen in one of my properties last year. My tenants significant other committed suicide in the house. The tenant never returned and abandoned her things. I got it all cleaned up (special crime scene clean up is expensive thank God for insurance) and was terrified it would not rent and that the neighbors would run off any prospective tenants with the story. It didn't last a week on the market before a lease was signed.

I do not when I am buying cash. Typically to meet my criteria my all in costs (purchase + repairs) have to be no more than 75% of what I have calculated to be the ARV based on comps I pulled.

I agree with most that was said above. I would add that having the right investor friendly Loan Officer to package/submit your loan properly is a must. I have found one a will only use her until can't anymore. 

@William Henning I'm not sure about your state but here in Georgia the Articles also include who the members are in addition to the registered agent.
