Does any one know of any lenders that will lend on a primary residence when I already have 11 investment properties that are all financed?

Ah ok. The lenders I recommended might not be much help to you then.

@Monte Watson all of my investments are in Savannah GA. Most recently I have been working with Ridge Lending Group. I believe they are nationwide. I have also worked with @Harjeet Bhatti on several loans as well and she is also great.

@Monte Watson I closed one at the end of February and I am working on one right now which should close in the next 2 weeks. Just like @Yoni Benimetzky said it is still available but more costly (rates, points, etc...). 

@Collin Schwartz I had a tenant that I allowed to do this and would do it again. She took it with her when she left and the old door bell went right back over the same hole with no issue.

@Terry N. Actually, I have all of it to use. I have been recycling the same money over and over for a while. It would take a long post to break down in detail but basically I used none of my own money on my first deal and it had enough equity that I have been able to finance everything else since without adding any funds other than extracting equity from my properties. Hope that makes sense.

@Josh Lyons It should cash flow around 250-400/mth which is typical for my area

@Tony Mai It was necessary because it's a flat roof and access is limited. The funny part is we demoed all the ceilings but the slab leak didn't develop until they were put back together. We are also in a very warm climate so pipes outside is not uncommon.
