@Mallory Austin I remember your story from 1 to 2 years ago. Congratulations for following this through. The home is looking great. I agree with you that the future is very bright for the westside and i believe you all will be very happy if you continue to hold long-term.

@Jon Baker I can certainly relate to your post. We've been buying and flipping in Pittsburgh (total of 5 flips) since 2017 and even recently flipped a single family for over 300k. It's been great, but i also think that Pittsburgh prices have gone up too far too fast. It's something that i've been wondering about as well. I would note though that the neighborhood is much better now than 3, 2 or even a year ago. It continues to improve, though still has ways to go. I envisioned that prices in Pittsburgh will come up and eventually level with the other southwest Atlanta beltline neighborhoods, especially if and when most of the properties and parcels along University are developed and University Avenue complete streets project is completed.  Prices have come up so fast that i have now broadened my search to other beltline neighborhoods that are somewhat better where you could probably buy cheaper. Having said that, i believe Pittsburgh values will continue to rise due to the location and accessibility to the beltline, but maybe at a slower pace.

Let's keep observing how things are going, but the sooner the coronavirus is under control, the better. Interest rates remaining low will definitely help.

@Shayla Collins Yes, i think its too soon to panic. Clearly, supply is increasing very fast, but i don't think in-demand up-and-coming neighborhoods will be drastically affected. In fact i've noticed a few properties that are fully priced still going under contract in Pittsburgh and Grove park for example. I expect that prices will fall somewhat, but i don't think it will be severe and hopefully won't take long to recover. I closed on a flip in Pittsburgh very recently and continue to work on another one despite the panic.

Good point @Damaso Bautista. Also, know the market that you are investing like the back of your hand. I know that investors like me will welcome foreclosed properties in specific neighborhoods where we invest, especially for a long-term play.

Investors have different risk tolerance levels and everyone should make decisions based on their risk appetite. This can change sometimes. Earlier in my investing career, i was more comfortable with investing in the suburbs. Now i am more aggressive and tolerate more risk, so in-town and up-and-coming neighborhoods is my preference. I spend time in these neighborhoods now and i am hardly afraid. I've actually made many friends. I can stomach the occasional break-in's (if any) and other challenges one might face in these neighborhoods, because i know that the short term and long term appreciation and other benefits are far greater.
