Hi @Imtiaz Koujalgi In Atlanta real estate, there is what we refer to as ITP (Inside the perimeter) and OTP (Outside the perimeter) This is in reference to the 285 perimeter. OTP is mostly the suburbs. There are advantages and disadvantages of investing in both that you will need to be aware of. 30316 is mostly ITP, but also covers a very large area that includes great and not so great neighborhoods. The northern part of 30316 is a lot better when it comes to crime and income levels, but also much more expensive. There are parts of the southern section that are currently gentrifying, but you will probably have to deal with not so good tenants for a while. If you want to invest ITP, you will have to look more specifically at neighborhoods, areas and streets within the zip codes. I've had buy and holds in 30310 and 30318 for the past 5 to 7 years and have seen my share of challenges with tenants, but have been rewarded with equity. Hope this helps a bit.

Hi All, I am an investor in the Atlanta market, but my wife and i are interested in purchasing a multi-family in Philadelphia where a family member can live in one unit, while we rent out the others. We prefer a triplex, but a duplex could work. We want something that could cash flow while at the same time build long-term equity. Our budget is not more than 400k. Our preference is in/or near University City but the prices are pretty high and there seems to be very low inventory for multi-families. Are there any other up-and-coming areas and/or investor-friendly realtors you could recommend?

And i agree with @Kelly Rambo. You will probably get appreciation over the long term in 30331, but 30318 (and ITP in general) will almost definitely be a much better appreciation play. I suppose it depends on the size and condition of the property as well in order to determine if it's a good buy.

@Duane Alexander are you sure the house is in Collier Heights? I believe Collier Heights is 30318 and is inside 285 and yes, there are houses selling there (and in 30318 generally) well over 300k. 30331 is on the other side (outside) 285. The exact location makes a difference.
